This was a complete gut job. The original room was absent any insulation (3/4" fiberboard backed with aluminum foil, faced with a 1/4" smooth board product??? WHAT'S UP WITH THAT???), and wired with old cloth covered wire.

I rewired, insulated exterior AND interior (girls love loud music), and covered the whole room in gypsum, then finally blew some slurry'd plaster on it for texture.

I also had to re-route the sewer and water that feeds our upper rental unit.

We contracted the carpet, since I know crap about laying that.

In all, Alex ended up with a pretty awesome room, and it will add $$$ to the value of our home.
